It’s no secret that Flagler Village is DowntownFTL’s fastest growing neighborhood. With a 107% increase in residents since 2010 and a density of nearly 15,000 people per square mile, the neighborhood is evolving.
As more and more residents flock to Flagler Village, retailers are beginning to follow. Hines and Urban Street Development are leading the way to redevelop FAT Village into a vibrant live-work-play district. This development will add 90,000 square feet of retail space to Flagler Village out of more than 300,000 square feet now planned for the neighborhood. T3 FAT Village and new retail spaces at the base of mixed-use residential buildings will create new pockets of activity throughout all corners of Flagler Village.
Case Study: NE 4th Street
The recent openings of Santiago’s Bodega and Mister O1 Extraordinary Pizza have been transformative for Flagler Village. Located on NE 4th Street between Federal Highway and NE 3rd Avenue, this pocket is a great case study on how new retailers and quality streetscapes are adding to the vibrancy of the neighborhood.
Within one block of five residential buildings (The Pearl, Aviah, The Edge, The Manor, and Solmar on Sixth), this section of the neighborhood is a prime example of how retail follows rooftops.
Residents of these buildings now have a greater selection of options to pick from. As a result, this section of Flagler Village has seen a 45% year over year increase in foot traffic since the January opening of Mister O1.
Led by this new retail corridor, Flagler Village is on its way to becoming a more complete community with new spots to enjoy. NE 4th Street is one of many new emerging pockets to come.
