South Florida's Hot Districts

The Big Idea:

Flagler Village is full of life, experiencing high levels of annual foot traffic consistent with other hot and well known South Florida destinations. Flagler Village, Coconut Grove, Lincoln Road, and Atlantic Avenue in Delray have similar levels of foot traffic over the past year. These evolving districts are increasingly defining the character of their cities.


By the Numbers:

Over the past year, Flagler Village has seen total foot traffic of about 4.5 million people, an average of over 12,000 people per day compared to about 13,000 people per day walking the streets of the Coconut Grove neighborhood in Miami. Notably, according to the U.S. Census Bureau, the residential density of Flagler Village and the downtown core on Las Olas Boulevard is about 15,000 people per square mile.


Why this Matters for DowntownFTL:

Flagler Village is a relatively younger and emerging neighborhood compared to the more established districts of Atlantic Avenue (Delray), Lincoln Road, and Coconut Grove. Its remarkable to see how close the foot traffic in Flagler is to well-established destinations.


As new amenities come online over the next few years, the intensity of high quality retail offerings will match the residential density of the neighborhood. In just a handful of years, Flagler Village has transformed into a vibrant destination like these other neighborhoods and will soon eclipse the foot traffic seen in these other hot districts.
