Stronger Population Growth in DowntownFTL
Since 2020, Downtown Fort Lauderdale has grown by 42%, significantly outpacing Downtown Miami (+17%) and Downtown West Palm Beach (+15%).
The multifamily rental market also signals resilience and depth of demand.

89% average occupancy across Downtown Fort Lauderdale, compared to 84% in Downtown West Palm Beach and 82% in Downtown Miami.

Downtown Fort Lauderdale is increasingly the region’s top downtown destination for families.
DowntownFTL has experienced a 48% increase in families with children since 2020, compared to 17% for Downtown West Palm Beach and 14% for Downtown Miami.
This shift signals a more durable, long-term residential base centered around walkable neighborhoods, accessible parks, and waterfront spaces, within a growing ecosystem of professional opportunities that allow families to live, work, and thrive in the urban core.
