A New Era of Investment Takes Shape

A new Bloomberg feature published last week highlighted how Fort Lauderdale is emerging as a destination for the capital and companies shaping the city’s next chapter.

New York developers are leading the charge. Investors from New York are behind 4.6 million square feet of downtown development, roughly 45% of the total, with major projects enhancing neighborhoods from Flagler Village to Las Olas and South of the New River.
That confidence is being matched by an evolving downtown population shaped by an 83% increase in families with kids living downtown since 2018 and an influx of young professionals keeping occupancy at DowntownFTL residential buildings north of 92%.
The story extends well beyond residential growth.
Corporate investment is accelerating, with GXO Logistics, a Fortune 500 company, taking 35,000 square feet at Hines’ $500 million T3 FAT Village development, which is quickly approaching completion. Bloomberg reported that Broward County has recorded $3.4 billion in commercial sales volume this year, the highest among its South Florida neighbors.
Building on this momentum, the city is investing in the infrastructure and public realm needed to support its next chapter.
The $130 million transformation of Las Olas Marina, expanded superyacht capacity, and a sweeping series of planned enhancements along Las Olas Boulevard are reshaping the Las Olas corridor and strengthening connections between downtown and the beach.
At the same time, public-realm investments are creating new destinations. The reimagined Huizenga Park has brought a new gathering place to the heart of downtown, while Fortify Lauderdale is advancing a generational investment in the city’s underground infrastructure.

Together, these efforts reflect something bigger than a development cycle. Fort Lauderdale is investing in the spaces, connections and experiences that make a city worth living in, working in and visiting.
